In the recent past I have seen a disclosure form that was prepared by the listing agent and attached (requirement) to all offers.  This form had the buyer place a larger than normal deposit that was non-refundable for 90 days, except for inspection reasons, plus they would have to close within 30 days of receiving bank acceptance of the SS.

Not sure if I saw it here or somewhere else.  Of course, I failed to save the link or copy the form......What is everybody else using out there?
