I have a google alert for short sale articles set up so that I can read as much as I can get about short sales.  This one just came across on Realtor.com

What Buyers Need To Know About Short Sales

 

I find it interesting always to hear from a short sale buyers perspective but I have found that MOST of the time the problem with a short sale buyer is not the buyer, it is the impatient agent or the uninformed agent that mucks things up.  There have been so many times that we are in the middle of a short sale and start getting hammered about the buyers impatience, the buyer is going to walk, the buyer is upset..... We have a quick conference call and it is obvious that the buyer is NOT upset and they are patient and in it for the long haul....  Anyone ever experienced that situation?

 

The agent that was interviewed for this article is from Orlando Florida so I will be interested to hear if this agent even closes many deals or not.  Typically we see an "expert" interviewed who really isn't an expert at all, just happens to be the person they interview.  He claims that only 8 to 10 % of short sales close in Orlando.  I would be interested to hear this agents short sale success, could it be that he uses these numbers to steer his buyers to his listings or to steer them away from short sales?

Hey Orlando agents, what do you think about 8 to 10% of short sales close?  If that is the case, looks like a good opportunity for good short sale agents to get more business?

  • Interesting that I just got an email from a mystery agent from Orlando and just as I thought, the agent that was interviewed for this article is better at writing articles than selling real estate.   This is what I got...

    I’m looking at the MLS right now and it shows he’s closed 3 listings so far this year.  3 in 2010, 2 in 2009, none in 2008, 5 in 2007.  That’s 10 listings sold in 5 years.

     

    On the buy side…8 in 2011, 17 in 2010, 6 in 2009, 5 in 2008 and 5 in 2007.   41 buyers in 5 years.

     

    Hardly an expert at anything :(
