I have run into issues with my short sales that are vacant and the bank has winterized the homes. The utilites are shut off. How are you handling getting the utilites turned on and the cost of dewinterized homes?

It becomes the burden of the buyer to get everything turned on and in working order. I have a sale where a stove was removed and the buyer had to get one in to get their financing in order. They did, then it closed but unfortunately short sales are usually SOLD AS IS and in a case where someone needs financing, it's up to them to take care of all the above. It should have been disclosed right on the MLS though. I like to see it on MLS if I have to prep a buyer they have to pay for something up front.
I tell the buyers agent and even they get so dam defensive how there buyers aren't going to pay for a house they don't own. It is a great idea to disclose that in the MLS. I have "as is" condition but I wi
