  • It becomes the burden of the buyer to get everything turned on and in working order.  I have a sale where a stove was removed and the buyer had to get one in to get their financing in order.  They did, then it closed but unfortunately short sales are usually SOLD AS IS and in a case where someone needs financing, it's up to them to take care of all the above.  It should have been disclosed right on the MLS though.  I like to see it on MLS if I have to prep a buyer they have to pay for something up front.
