I pray to God to illuminate their lives and guide them through this process.  Sometimes in life, there are huge bumps that makes not to listen, not to understand, not to trust, not to follow guidance.   But in this whole mess, there are people who do listen (despite the common sense to fight for what is yours) and do understand.  

Today, I have seen that the hardest and most difficult decisions in your life, will take you farther that any other simpler ones that may appear to be more beneficial in short term... (the ones that took the easy road, are now struggling...) So if you are doing a SS, feel proud, encouraged and just continue pushing: your just so close to getting your life back...

Today at 6am a client called me.  I suggested short sale 1 month ago.  She preferred to go with an "attorney" that has an investor that will sell the property back to her --I know you just want to vomit but is still happening-- Property goes to auction today at 11am.  Ive been calling her since I found out she had a sale date, and called her last time on monday to let her know property goes to sale on 7/14/11....

Sad but true...

 

I ask you,,, how many of us are going through this?

  • I am PRaying for the ones that move forward with SS despite of complexity, anger and what it means to let go.  I not praying for the other ones...
  • Yes, it is because there is an Attorney attached.  There is a company out here in the desert that is attached to a real estate attorney and they get a ton of listings because of Agents that don't want to work their own and believe it is safer this way and Sellers that call him direct for Listings.  I have worked 3 with them.  All were a complete mess and would have fallen apart if I didn't know what was going on and how to get liens removed, Escrow helped etc..I have zero faith in them.  I see more screwed up Short Sales because of this misguided belief that a "real estate Attorney" can give them better advice.  He doesn't work Shorts other than to "advise" this Short Sale company.  He's busy in court 99% of the time! 

     

    I bet that Praying to God is not what is going to help these people.  I suspect it is actually doing some reading and educating themselves about Short Sales, then getting in touch with a qualified Short Sale List CLOSER..just my opinion of course..

    Curious did you ask them why they choose the other agent? I'm assuming they were under the impression that an 'Attorney" could do better but wondering if you had formally asked.

    I had something similar happen this week.  I had a homeowner call me and we spoke for two hours over two days and he had all my paperwork ready to go and another agent swooped in with a "lawyer" partner.  There is now less than 2 weeks until his sale date and I'm watching patiently and will most likely see this sucker end up in foreclosure. 

    The funny thing is the guy TOLD me he felt we had more experience and knowledge, but I must have dropped the ball somewhere for him to sign with someone else.  THEN AFTER he signed with the other agent, he kept emailing ME questions. 

     

    Some things are out of our control.  We can only give guidance...you can lead a horse to water...
