The American Land Title Association has asked me to present to title agents from around the country at their Annual Convention in October.  The topic will be title agency growth through successful short sale orchestration.  Using our company as an example, I will essentially provide a roadmap for those agents in attendance.

Since you guys are in the trenches every day and have experience in varied jurisdictions (we only know Florida), I would also like to impart to these agents some of the title-related issues you might have encountered during your short sale work.

  • Well, I have a contract on a $1M+ property and didn't want to have any last minute issues to impede us from closing. I've heard of a lot of agents having problems at the last minute. I called the listing agent and said that he needs to get the Title Search run since the seller will have these issues whether I bring the buyer or someone else. We ran the search and the ex-wife from out of state had put an alimony judgement on the owner in the amount of $156k. The attorneys think it won't be an issue because the owner/new wife are on the lien. I'm not sure at this point.
