I'm thinking expired short sales might be a good prospect. I'm writing a series of letters to short sales that expired since November but still have not relisted thinking maybe they took it off for the holidays or they were trying to get a loan mod. Has anyone tried this approach? So far I have written about 50 local ex-sellers. I have culled advice from this board for the letters but have a couple of questions:
Do you address the owners "Mr. X" or by their first name? Is it offensive to use a first name? Is it too formal to use Mr.?
Do you think it's worth a drive to each one after I have sent 5 different letters or is it waste of gas/time? (I'm assuming it will take 5 touches before they respond in anyway, then I would drive over.)
I'm sending in colored envelops, hand-addressed, my return personal address on the back, sending letters once per week, and each letter is personalized.
Am I missing anything else for this to be successful??

IMO - I use, although awkward, Dear XYZ Residence. The reason is I've received complaints in the past if spouses were divorced or someone passed away. Seriously.
One way to think of it is
Mail, Call and then See, in any order. Keep in mind that they probably get all sorts of mail and all may look like bill collectors to them. I know of one of our experienced agents here that does door knocking and has great results
As for the letters...what do you think...Dear Mr. X or Dear First Name?
First name is more personal to me. I would use first name.
