If you have two agents from the same brokerage, they pay 4%. And if you represent both the seller and the buyer it's 3%. I found out the hard way.
That's become a serious issue for me. Now I usually get the agent that sits next to me to represent the buyer. Otherwise I've had one portfolio loan come back at 2%!! SERIOUSLY!?!
