How to read a URAR

Hi, we recently had an appraisal completed on a ss we are trying to purchase.  The appraisal came in at $10k below our offer price.  The sellers are protesting the appraisal because there are additional items in the home that they felt should raise the value of the home.  They are also upset because the Summery of Salient Features only lists the above the grade square footage, rooms and bathrooms vs the additional square footage and bathroom in the basement. Is this normal to have only the above the grade information listed on a URAR 1004MC Summery of Salient Features?

 

We are all on hold as the sellers are still protesting the value of the home.  The appraiser was contacted and given a list of items the seller felt would increase the value of the home.  The appraiser said that those items would be covered in the C1-C6 definitions and he stands by his professional opinion. 

 

I have tried to find something to teach me how to read the URAR but I have found nothing so far that tells me what information is supposed to be listed on the Summery of Salient Features.

 

Any advice would be greatly appreciated.  Our realtor told us that he has not had great access to appraisals before so cannot give or show us any examples but he is looking.
