We will be expecting our FHA appraiser to look at the short sale home we are in contract to purchase. What can we expect them to be the most strict on? We need to have the appraisal as high as possible but the house hasnt been occupied for over a year and there are signs that a mouse has been in and there are droppings in the rooms and the home is dirty. A small wood rot around the outside window at one of the spare rooms. It needs paint inside and out but there are no structural signs of damage (major).

Seems like FHA is concerned about structure, electrical, roof, and windows. Wood rot and peeling paint could also be an issue. Why are you using FHA?
