Help with Incompetent attorney handling sale

The sellers have choose to have their attorney handle the shortsale. Going on six months now home has a 1st and 2nd with well. The first was approved 60 days ago and is now waiting a 3 extension. The 2nd was filed in the wrong county by the bank (no brought up by attorney till after the 1st was approved). Now being told that the 2nd needs approval from a trustee for a bankrupcy that was discharged 16 months ago (they handled the bankrupcy so its not like it was a suprise). Its become apparent that the attorney, who is also the title company is incompetent. On top of this the buyer is responsible for the attorney's fee, which the bank denied on the approvals HUD.


Anyone have any ideas to get them moving or removed from the sale?
