HELP! Short Sale now scheduled to be SOLD at Florida Courthouse steps!!

I am unfamiliar on how to advise my buyers. The primary bank was going to accept our deal but now says the 2nd mortgage holder isn't willing to negotiate so property will go up for sale at the courthouse in Pinellas County Florida. Where can I point them for info on what to watch out for, what kind of a deed they will receive if they do purchase at the courthouse, etc.?? Thanks!

Karen-
I lost 2 over the last month with Short Sale offers in. I spoke with another agent who said that they hired a lawyer who made a motion to delay the sale based on the fact that the Seller was trying to do the short sale. The judge delayed the auction sale, and the deals were able to close. The Attorney handled this for a reasonable fee based on their office being allowed to handle the closing and get the Title insurance, etc. Worth a try!
