Just made an A&% of myself.  Got written approval on a GMAC short sale.  YEA!  Scoured for language.  Lien release - check - Full satisfaction - check - SWEET!  Called homeowner and emailed title company to get ready. 

WHOOPSIE!  Negotiator emails about 4 minutes later.  "Please disregard short sale approval" - yes.  That's all I got.  I'm thinking...disregard WHAT?  The CRAPPY 3% commission? The stingy closing costs and settlement costs?  Which portion am I disregarding?  So I immediately email back AND call, and about an hour later get.

"The short sale approval is not valid I still need investor approval"

Yes, written exactly as above.

  • HA!  That would be good.  I called an upper manager who said that they made a mistake but it was ultimately approved.  What a mess up.  I would have brought that to the media if it came back UNapproved.

  • Tell the negotiator to send you something in writing / signed by him / her that revokes the Approval !  LOL
