Has anyone done a short sale with First Bank?

I submitted a short sale package and the same day I received a denial letter. When I followed up with the negotiator on the short sale he advised me that the seller did not have a valid hardship. My seller has a valid hardship for she is being laid off in December of this year.

The negotiator was very rude and advised me that if it hasn't happened yet then there is no hardship and that he was certain she would find another job.

I am working on trying to escalate this. Can anyone advise on thise?
