I am a green agent learning the business and came accross your site while assisting one of my first clients attempt to navigate ourselves through a short sale process on a condo with a VA loan through GMAC bank. Although I have not needed to request any information or picked the brains of any of the experts here, simply reading other discussions regarding roadblocks, delays, concerns and resolutions, has provided me with an immeasurable amount of information with which I have been able to use to asist us through our short sale attempt.
We find out tomorrow, Monday, Nov 7th. from the sellers short sale team, if our offer if going to be accepted or countered. We started this process on August 31st. This is when our offer was accepted by the owner. In just over 2 months we've been able to navigate the entire process, to what is to be some sort of resolution. Also, because of the VA element, this did not go through equator. I think the key has been constant and open communication with all parties involved, as well as the vast knowledge derived from all of you great people.
I will follow up tomorrow with a status and hopefully the great news of a closing date being established. Thank you all again for the great site!

Short Sale Approved!
This is my first short sale. High stress but high satisfaction! Could not have done it without this site! Constant communication appears to have been the key. I probably agrivated a few people at some point along the way with my phone calls, e-mails and constant and status update requests, however the job got done and my clients are thrilled, and the clients are the most important part of the equation, right?
