I am a potential buyer who just recieved word from the listing realtor that BOA closed our file in April due to not receiving an updated HUD.  Apparently the short sale request was opened as she called it "the old way" instead of through Equator in the beginning of Feburary. 

 

A few questions I am hoping someone can help me with............

 

How did BOA decide (in the Feb timeframe) which files would be uploaded to Equator and which ones are done "the old way"?

 

When did BOA finally exclusivly use Equator as the only means to request a short sale?

 

Is it the responsibility of the realtor to make sure there are no pending city assessments on the property before listing or negotiating a short sale?

 

An assessment was pending on the property that the realtor said she recieved after starting the file with BOA (which is why BOA needed an updated HUD)

 

I have tried to stay on top of this whole process from start to finish (hence how I found this site) and I am frustrated that we have literally been waiting around while this file had been closed for around 45 days.

 

We will not be making the June 30th closing date for the 8k.  I have enough money to close, but that extra 8k would have been so nice :)
