Worked my ass on the first through Citi which went smooth. 2nd was C21 equity line which is a servicer. They would not move forward until I had approval letter from first. Sent them everything and second just denied the short sale for no reason. They were getting 6% payment from the first. Found out second was with Evolve Bank and Trust. So pissed right now any advice would be greatly appreciated. I have never heard of this bank but will call now and try to find out what happened. Not going down without a fight.

You are doing what I would do. My next step would be to contact Evolve Bank and Trust. I would get an e-mail contact, too, so that you could send them the contract, prequal letter/proof of funds, HUD and approval letter from the first, to prove that you have a valid offer. Then, you can detail your case. I haven't had many 2nd lenders agree to participate for 6%, but have managed to make other arrangement to make the approvals work. If the first is a Fannie Mae loan, I would provide that information to the second to explain that the 6% is a Fannie Mae guideline. Good for you! Do not give up.
