I Have a client her house is upside down and has hardship and is no longer able to afford fixing her house but she has been paying her payments on time including Nov payment , under what circumstances I would be allowed to do the short sale , Please help I am suppose to meet up with her tomorrow need to know if it is doable

Of course it's doable. You just have to be a GREAT counselor for your client, know their Lender (s), and get in depth with your Sellers' financial situation. Do your homework!
I close these all the time. Never been an issue if they have a true hardship.
