I have a client who has changed her mind to sell her property and instead wants to rent it. The fee the MLS charges to withdraw is $25. I have heard other agents say they have passed the fee along to the seller. Has anyone else had experience with this or have a form that use to do so? This is not the first time this has happened so the $25 fees can add up not to mention I am already at a lost for the time invested. FYI: I know some may say well why don't you list the rental, let's just say I am electing not to put anymore time and effort into this particular client.

Thanks

  • I would charge the fee if your MLS charges it. I would put it in the listing agreement.  How unusual.

    • Wendy what if the listing agreement has been previously executed? So now after the fact can I invoice? Ill have the fee paid directly to my brokerage hence the fee is charged to my brokerage who then transfers the cost to me.
      • Tarshema, If it's not in your listing agreement, I doubt the seller will pay it. I suppose you could ask them, and tell them you will be charged. The truth is you've probably spent a lot more than this fee in terms of time, etc. Just start adding that into your listing agreements or build that into your future business expenses. I have never heard of an MLS penalizing for withdrawing a listing.

        • Thanks, I will take it as a learning experience and add it in the future, I really appreciate your advice.

        • I concur.  Build the relationship as well.  You never know when their circumstances may change.

  • I never charge a cancellation fee but my MLS does not charge to withdraw. can you just change the expiration date and let it expire tomorrow instead of withdraw?

    • Well I suppose I could but the listing agreement doesn't expire until Nov 2013.
      • Do a listing modification and expire the listing early.  Dont withdraw it, expire it
