file was approved. ready to go to the closing table. BOA calls back the transaction because the apprasial is to old. Now BOA ordered a variance from HUD that was suppose to take 5 days and we are now at 10 days. any ideas?

If you have a written approval I would escalate. If it was only "approved" by email or verbally I would push to get an appraisal or call HUD to escalate through them.
