they are demanding that my client sign a $50,000 promissary note on a primary residence , purchase money loan.

Maybe they aren't familiar with California laws - they can't get a deficiency judgment on a purchase money loan, so if they don't cooperate with a short sale, they will be wiped out completely! A little bit is always better than nothing!
