Do you pre-market properties?

I pre-market property.  Many times I have it under contract within 24 hours or less after listing on MLS because of my efforts and a homeowner closes sooner this way for me. I've seen some debate back and forth about this.  I'd like to open this up to discussion.

  • I have a buyers list.  I will email my buyers list about upcoming listings to generate interest.  Many times a property is basically pre-sold before I list it, but obviously I list and THEN make sure P&S is signed.  I also email other agents I've worked with as they may have buyers looking in a particular area.

    Yes.  We have to have the property listed within 24 hours of signing listing agreement.  I know some agents do pocket listings, but I don't see a need to do that personally. My stuff goes live and a good indication if I've priced it appropriately is I get it under contract within 24 hours.  I like things under contract within 45 days of listing, but I feel I'm on the money if I get an offer in before it's live on MLS. 

  • What do you consider pre marketing a property?  Sign in yard and advertise before it hits MLS?   Our MLS requires the listing to be placed in MLS immediately after getting listing agreement signed. 

    We always know what properties are coming and alert our buyers of which properties are coming so that they can be ready.

  • WOW...LOL..I just re-read this. This will teach me to multi task.  What I meant to say is because of my efforts a homeowner closes on his/her property quicker and this works well for me.
