Does anyone know of a good California real estate attorney who would be willing to consult/advise a seller on a short sale, and be paid by the bank on the HUD through escrow? This attorney would not be doing the short sale processing, just advising about the ramifications of a SS for the seller--i.e. an hour or two over the phone. Of course, just like us agents, if it doesn't close, that person doesn't get paid.

It would be above the commission. It wouldn't be a big number--probably $250 just for a consultation. If the bank wouldn't pay I would be willing to have it come out of my share of commission. My biggest concern is not having the seller have to come out of pocket and not having to pay prior to closing.
There are many attorneys that consult with sellers abotu short sales. It really is typical attorney work and has nothing to do with the escrow. Typical costs are $250 - $275 / hour. Bankruptcy attorneys do this sort of work.
