I am in a sticky situation. I am the buyer of a Short Sale and I am scheduled to close on Wednesday October 31st, 2012. Up to this point I have not had any contact with any lawyers. The property is in Florida and I am stuck in NY riding out Hurricane Sandy. The title company tells me that I can close from NY which would mean I need to get a mobile real estate notary. So I located a local notary and she asked me if I had a lawyer. My question is do I need a lawyer to assist with the closing. To date I have only dealt with my (buyers) Florida Realtor. At this stage - all of the negotiations and loan details have been worked out. I am confused about what benefit a lawyer could do for me at this stage of the game. Any and all comments are appreciated....

Without being Your Realtor, and familiar with the details of the deal, it might be negligent to tell you not to have an attorney look over your documents. Having said that, as long as you know you're getting clear title (no exceptions in your title policy), have no unknown HOA issues, seller has vacated, and a final walk through inspection has been done-most people wouldn't feel the need for an attorney. However, it wouldn't be a bad idea to have an attorney, local to the property, review the doc.s/title policy for a few hundred dollars.
