Where can I get more information on the differences for Commercial Property Short Sale requirements as opposed to Residential property requirements?  Anybody have any ideas?

I have buyers for commercial short sales,, anywhere in the US.
My understanding from my reading: the borrower is not personally liable for the loan upon default. Lender recourse for repayment is to the real property and other collateral granted as security.
