Has anyone had experience negotiating a Citi second mortgage when Ocwen has the first? If so, what was your experience and how did you navigate through the process?

Citi actually decided to release the lien securing the mortgage AND forgive the balance of the second. We got it in writing. BIG SURPRISE. Now I find out that seller has a state tax lien that didn't show up at listing. Anyone had any success negotiating tax liens on a short sale with Ocwen.
Just don't ask Citi to waive their right to pursue a deficiency judgement. My last deal had FNMA as 1st mtgee and waiver was a requirement.Both sides refused to move.
Standard or HELOC? Is the account in Recovery? Citi typically facilitates short sales the traditional method and typically allows email. Nothing out of the ordinary with Citi.
