Chase back off from verbal Incentive

AT the beginning I was verbally told by the negotiator that the Seller will be getting $20K Incentive to complete the SS, now I just got a call from her saying that the MI company rejected the incentive because she couldn't find anything in the file talking about the incentive.  Then the negotiator told me that she could've been looking at someone's else file while talking to me.. How can this be?  What can I do now?  How am I supposed to make this call to the Seller, who is a single mom with 2 kids, never received any child support from her deadbeat ex-husband..?  Is there a way to get Chase to hold to their words?  The Seller never recall getting any Incentive Letter, and the file has NO incentive coming at all.

  • Hi Trong. You just have to call her and tell her. Do it today. Always remember that no matter what the lender says of it ain't in writing it didn't happen. In fact they could put the incentive in writing and it can still be taken away.

Let all of your sellers know that anything can change up until the transaction is closed and recorded. Incentives can be pulled. Servicers can even change after receiving the approval. You can't control these things so should never state anything in a short sale with a definitive answer.

Ask to speak to the negotiators manager and see of there is anything that can be done. But talk to your seller first. She needs to know asap.

    • "In fact they could put the incentive in writing and it can still be taken away."  Exactly.

  • Chase usually states in their phone calls with consumers that they record their call.  The next time you call them see if they say this regarding you.
