My FHA short sale Phase 2 negotiator didn't return calls or emails for 3 weeks. I called the escalation team, his supervisor, the short sale dept, etc. I asked the escalation guy for the FHA case #. He pretended not to have it until I pressed him then he gave it to me. Then I said if I don't have my negotiator or his mgr call me within 24 hours I'm going straight to FHA. Guess what he called me an hour later. How many hours/days/weeks do I have to spend getting someone, anyone to do something? The negotiator says "oh they fired everyone and took away overtime, I am working on 3 year old files right now." Yeah, right...just like I believe "our system is down, call back".

FHA/BOA finally coming to Equator

When?  Because I hate how the owner has to call in to initiate the SS but when the owner call, no one ever pick up or call back.  I had one that took 2-3 months before someone finally contacted me from their media team, currently I have VA SS that is under the same stipulation and it is now the 4th week where the owner called and continued to call and leave message to initiate the SS, but no one is calling back or acknowledging it.  It is so frustrating....

I had a FHA short sale and was getting nowhere so I had the seller sign anauthorizatin for HUD and I sent it witht eh FHA case number.  While on the phone with the guy at HUD he sent an email to the negotiator and her supervisor. 5 minutes later the negotiator fianally called. 

 

There had been talk this month, but I would bet not until the 1st quarter of 2013.

FHA short sales with Bank Of America are rough right now especially now that they are enforcing that homeowners have attempted a loan modification. There are some exceptions to the rule though. The CRM's are overworked and are difficult to get a hold of without proper escalations at time. You should open a case with HUD and reach out to some escalation contacts over there for potential assistance.

I've tried to escalate directly to HUD.  I don't know that that always works either.  maybe I don't have the right #.  there is the national servicing center phone # where we call.  Is that where you are escalating too?  I don't usually have luck there.

I have had luck escalating through the office of the president and the BofA twitter.  Tell them you are about to complain to HUD.  They can see the file mismanagement and usually re-assign the file to someone in the presidential escalations team.  It doesn't seem to move that much quicker but the communication is way better.  

Sad thing about HUD is you get some that really care and some that are just doing their job.  I keep getting the same guy when I open a ticket on one particular property with FHA and he just doesn't seem to really care.  Then there are others at HUD that really care.

im stuck in the same rut ... i had the negotiator ask me for an offer, and i get one 3 weeks later and send it to her and i have sent 10 emails to her, 3 to her supervisor, made 3 calls and still no response!

This is a year old file that has been sold 3 times.

Sounds all too familiar...did just finally get my approval letter though...what a nightmare and time waster it was.  Now we will see how the closing process goes.

BofA FHA PFS are the worse. It's like pulling teeth to get a response. I have my sellers contact HUD direct after 30 days. They usually get assigned a case manager and have a direct number to contact them. Then when needed I just reach out to the seller and let them escalate to HUD. It seems to move things along a little quicker.
