I just want to thank you all for your comments and suggestions regarding Greentree specifically.  I want to share I have approvals on both which came on the same day.  The purchase price was accepted and Greentree originally was adamant about getting 25% of the loan value but settled at 15%.  Yahoo!  Your input gave me the tenacity to contine to push with Greentree and get this deal done, which has been a year in getting to this point.  Thank you and guess what, the buyer is still on board, closing the end of November.  Thanks again.  Christina, San Diego, CA
