An agent in our office has an approved Wells Fargo short sale, but can't get to the closing table because of a previous unreleased deed of trust from Nationstar. Sellers have documents to prove that Nationstar was paid off when they refinanced with Wells Fargo, but Nationstar didn't remove their lien from the property.
Agent and closing attorney need direct contact information for Nationstar research department (or Nationstar executive who can intervene). The research department is the part of Nationstar that deals with releasing deeds of trust and other similar issues.
Title company attorney has been trying unsuccessfully to get Nationstar to respond for almost two months. Everyone at Nationstar tells the attorney that the research department can only be reached by fax. If you don't hear back, and re-fax, then you go to the back of the line.
Wells Fargo has extended the closing deadline a week to December 16, but is going to foreclose if deal doesn't get to closing table by deadline.
Any advice would be welcome!
