$15,000 may break my deal!

Is anyone else finding Chase is a NIGHTMARE lately.  I have the WORST negotiator and this is the SECOND time I got her. 

BPO came in at $125,000 and a 30 day value of $110,000.  This property has had back to back auctions on it since it came to me.  -  I talked to the BPO agent who gave me the values.

We have a CASH offer for $110,000-and list price $119,000

They told me yesterday they want $119,000.  I explained the cash offer is 88% of FMV and DEAD ON for a 30 day value.  Nope, negotiator said it wasn't enough.  When I started pushing her on the numbers, she got tongue tied. 

I spoke to buyer who wont budge and I can try homeowners, but I highly doubt they will shell it out. 

 

I left TWO messages for the person who is an executive analyst for the file. I also left a message for the trustee to try to get a contact at US BANK, NA who is the investor.

 

UNREAL!! Wish me luck.

  • CHASE is the worst for me at the moment here in Palm Springs, Calif.  Over my past almost 5 years working Short Sales, I have had consistently the bottom barrel results from CHASE.  High BPO's and unreasonable Negotiators..then I listed one two weeks before Sale Date after rejection for HAMP, and I have approval..took about 35 days.  No idea how that happened. 
    • I USED to have good luck with chase.  Last year I did a lot better (earlier in the year) and then they got harder and harder to deal with and now I just can't stand them.

    • Jeff, do you mean you have INVESTOR contacts at US Bank?  the servicer is chase.  I want to make sure I understand you.
      • I have contacts that will put you in touch with the right people. US BANK has way too many departments but the contacts that I have always direct me to the right people.   I am sure they will be able to help.
        • Jeff, I sent you my email.  THANK YOU.  I may call the Govenor's office Monday.  I'm calling in to the executive offices again.
