I had a negotiator who was NOT budging off the 5% which was $12,000.00.

I asked for the Manager and spoke with him. 10% of the 2nd loan was $8900.00.

I urged the Manager to take the 10%. I submitted a HUD showing them getting the

lesser amount and it was approved within a week.

 

I vhope this encourages other agents to go to the management level if you've hit a wall with the negotiator.

that is basic escalations......NEVER believe what your negotiator tells you.....ALWAYS keep in mind they read to you from pre-written scripts, and, in most cases, their hands are tied as far as numbers.

ALWAYS ALWAYS ALWAYS go to supervisors, then the executive offices, then directly to the Ivnestor or mortgage Insurer to get thigns done.

Nice work on your approval and way to stick up for yourself AND your client!!!!

I would like to know how to get the supervisor or negotiator's manager? Every time i call they transfer me directly to the negotiatior!

I have one with Greentre as the 2nd and our offer is 155k and green tree is asking for $7,750. We had an approval last yr on same property but offer was $315,000. They are basing their amount on the amount they would of had last yr.

Can anyone give me some info on how to go to someone with more authority to over ride this amount?

I wish I had your luck! I have spoken with management...they all say the same thing...20% or nothing...we have 16% on the table and they still will not budge! (and they are in 3rd position!!) Their negotiators are not "negotiators"....if I ever see Green Tree on a Jr lien again I will run and hide!! LOL

I will run and hide too!  First the negotiator said they would take $1,500 in addition to the 6K that BOA is giving them so I got BOA to approve that to go on the HUD and now I call back for the approval letter and she says, "Let me speak to my supervisor", comes back and says the investor will only take $12K - they are CRAZY - seller was borrowing the 1500 from a friend to pay but now....bankruptcy seems to be his only option:(  Everybody loses!
