Short Sale Time Frames- How long are your deals taking to $$ CLOSE $$

Please post your comments on experiences you are having with servicers? I am trying to keep track for my partners which servicers/investors properties we should be focusing. BAC is supposedly getting better but we are not seeing that on old files that have been in process for sometime and we are hesitant to originate new short sale listing. Is anyone seeing short sales consistently getting approved assuming the business case in developed and presented correctly. Thank you in advance for your comments.

Craig. Mine seem to be all over the board. Recently I have closed on a BofA that took 4 months. I also closed on a BofA that took 45 days to get the approval. I have another BofA that we have been working for a year. Closed on a Citi bank last month that took 35 days from LISTING to closing. Sun Trust just approved a short sale in 10 months!!!! And I just received Chase approval in 5 days where they normal have taken 6 months or more.

So as you can see there is no rhyme or reason at all. Just when I place a lender on my "worst ever" list (Chase) they give me a 5 day approval. I therefore do not pick and choose. I work them all.
B of A is still the longest and I don't think Equator is making any difference (IMHO). Aurora says 60 days from the day the negotiator is assigned - I called every other day - it took exactly 50 days from assignment. CitiMortgage has been the best for me personally - got one approved in 3 weeks and they have been pretty responsive on the deals that I have had them for the second loan.
Wachovia is the best. I had several approved within 7 days.
BofA still is running between 3 -6 months (provided there are no glitches, resubmissions, buyer changes etc, etc, etc.)
Chase is around 4 months
Wells Fargo & ASC 90 days.
Aurora claims 60 days but their average is 120 Business days (6 months)
AHM 60 days
Sun Trust 8 months
Citi 45 days
National City 30 days
Any advice on how to expedite a short sale with USAA? Been trying to get approval for 4 months now.
