ask your negotiator:

1 - is this a portfolio loan (if yes, this means that Aurora is the investor)
and
2 - is this a governement backed loan (this means it is with Fannie, Freddie, VA, etc., there are other options for your Seller if the loan is a VA loan)
and
3 - is the investor on this loan a private investor (these are the most challenging)

If the ding dong at the Aurora will NOT tell yhou the above, TRY not to get mad at them, simply hang up and call back, and again, ask the above.

For specific investor info., have your seller send in a signed request asking for the above, along with contact information for hte investor (in banking speak, this is known as a "QWR", or qualifed written request). have your seller do a 2 or 3 sentence letter asking for ivnestor contact info, sign and fax it in. Aurora (and all lenders) will need to respond to this request.

Hello Ross,
The servicer of my mortgage is Bank of America. I called BOA to find out who the investor is. At first they said that they cannot provide me with this information. I calmly answered that BY LAW I had the right to know who the investor on my mortgage is, and that if the customer service rep I was speaking to did not have access to that info, that I needed her to check with a supervisor. They came back 2 seconds later telling me that the investor was US Bank.
I called later and spoke with another CS rep. Same answer, same drill, they came back again saying investor is US Bank.
IN a third ocassion I tested them again and got the same answer.
