After short sale is closed, should I expect to see mortgage discharge docs in deed register?

Hi all,

I was a buyer in a short sale that closed in October last year. There were some minor annoyance at the end of the sale because the title company made the warranty deed out to the wrong address lol. But they corrected everything and now I have a recorded warranty deed and a title insurance.

The county in michigan where my property is allows you to search all the documents they have in the deed registra. So I did a search and I see one mortgage discharge document. Now they want you to pay for this document so i can only see a tiny image of it. So I'm not sure which mortgage is discharged as this property had two loans on it. Shouldn't I see two mortgage discharge documents? How important is it to have this document when there is a warranty deed available?

This may not matter but during the short sale the house actually went to the Sheriff's sale. It was redeemed though and the redemption certificate is filed with the county.

I'm not too worried about this but am very curious how this works.

Thanks you guys are the best!

Yes, it should have been released by now. Find out which one isn't released and your agent or the closing agent should be able to point you in the right direction at that lender.

Thanks Wayne.

I looked through the online database of the deed register and found that the 2nd lien holder has issued a release of lien. The first lien holder issued a redemption certificate. Does this redemption certificate in effect releases the lien?

Thanks!

I don't know your state vernaculars, it's possible. Here a redemption is when then debt is paid, after a judgment in some sort of foreclosure action, or after the actual foreclosure auction.
