Been working back and forth with the negotiator to get an offer accepted. While she has been pleasant she thinks I'm a mind reader and talks in code. Any help or guidance would be greatly appreciated.

Resubmit the offer with updated HUD . Be sure to include the requested closing costs and inform the negotiator that seller is requesting file be sent to HUD for variance and approval.

Linda is right on with asking for a variance as hud will usually only pay 1% if buyer is doing an fha loan. Also look at the bottom of your negotiator's email. There should be the contact information for their manager. You can try copying them on the emails if your negotiator is not responding to you.

reach out to Bofa on twitter for help to look into this. My experience has been CC being approved for what is typical in our area about 3% As Linda stated, get a corrected HUD ready to resubmit as well. BofA's sosial media team may be able to assist you to get this approved. Don't let this third party insist on telling you no! send them a direct message on twitter @BofA_help and included the property address and best time/method to reach you. they have been super to help out! Thank you all for your guidance! I bypassed the negotiator and went to twitter. Resolved and now being handled by BOA Twitter Escalation Team.
Do you all know if Citi offers the same thing on Twitter? I have an offer on my listing (since sept 2011) redemption up in May ) still no answer. The negociator has been switched and we can't get ANY answers.
