From NOD, what is the average timeframe of a shortsale in L.A. county right now... does anyone have a rough idea?

The time frame to get back to you depends on the bank and their negotiator. It also depends on the completeness of your file. After that it depends on the buyer and their closing period. If an NOD has been filed, it shortens the time you have to market the property. But it can be done if you price it right. Best wishes.

I need to know approximately how long it takes from the NOD being filed to when the homeowner is forced out of the residence.

Bless you Harry. I was going to say "about 4 months". The Reality is we are bogged down as everyone is and it usually takes alot longer..especially if the Borrower goes the HAMP route..
