Could REALLY use some advice...

I see others having success with NationStar, but I have had the worst time with my file. Submitted everything back on 02/09/2011. Very unresponsive negotiator who was constantly changing his story. First it was "MI's fault", so I began to work directly with Radian. They clearly stated that they had approved the sale. The nego. then said it was the investor's fault and simply closed my file. No counter, no effort, nothing.

Researched, found out the investor was Fannie. Worked through their process and within a day of getting to the right person, had the file approved. He emailed the NationStar negotiator directly on Monday. I followed up with an email in Equator, still nothing...this should be an easy close at this point...

Do they ever reassign files? Is it worth offending the current negotiator to try? I have been polite and professional while doing everything I can to help the sellers. I am at a loss and on the verge of losing the buyer. Any NationStar advice?

I would g up the food chain at Nationstar and ask for a new negotiator.....tell them what you did above and they will get you a new negotiator.....

You can also try some of the "big boys" at Fannie.....

I agree with Ben , start calling, emailing and escalating. Yes, Fannie will intervene if Nationstar is not following a certain timeline.

Thank you both very much for responding. I ended up using the email from the Fannie Mae reps and "Replied to All" very cordially telling the negotiator that I was having trouble getting in touch with him and was he still assigned to my file. Level II rep immediately emailed nego's boss telling him to instruct my nego. to get it done. Took a little more pushing a prodding, but I received my approval letter last night!
