Download a free HUD-1 Creator

Click http://www.bestshortsales.com/fh1dl/ or http://www.foreclosureuniversity.com/hud/ to download a FREE Excel HUD-1 Creation spreadsheet. The spreadsheet automatically changes the 1st lender's NET so that the homeowner's net is "0" (ZERO!)

If you improve the spreadsheet, don't forget to email me a copy so I can upload it to the site!

I don't think I need it, but I thought I'd look at the HUD-1 download - failed - 404 - page not found?

Kate. I would have the title company prepare the prelim HUD. That way if they miss any charges they can be help responsible and have them removed. Also extend the date you use for closing by about 60 days to make sure the pro-rations are adequate. Over estimate the charges. And be sure to check for other liens i.e utilities, HOA, county and taxes.

I use excel for all my hud's. once you put in the main information for your location, it takes just a few minutes to do a full hud. It's the only way to go IMO

Some title companies will have a closing cost estimator on their website.

The password is just so you don't accidentally change the first page, which has instructions on it.

If you don't want the 1st page on there, just right click on the tab at the bottom and choose "Delete"

The excel spreadsheet does not have a "Cheat Sheet" page to put in all the date, you must fill it in on page 1 and 2 manually. This is the free version! :)

Thanks for that. It says I need a password to unprotect the sheet.
