Servicing Transfers to Ocwen
o Ocwen will honor all non-expired short sale approval letters issued by the prior servicer. An
approval letter reflecting the originally approved terms will be re-issued on Ocwen letterhead
when the loan is transferred .
o Short sales in process but not approved by the prior servicer will require an Ocwen short sale
package to initiate a new request .
o All Authorized Third Party information provided by the prior servicer will be uploaded as part
of the loan transfer process, so as to minimize disruption to the communication process.

All of the comments have been so helpful.  I'm just starting out on my road to either a short sale or DIL. I've already had a HAMP modification but have decided not to stay in the home. I'm too upside down and the house needs WAY to much work as well. I've seen that a lot of the members here are real estate agents. Can I ask for their services? If any real estate agents want another Ocwen case please contact me. Thanks.

My deal with Ocwen finally closed 11/30/2010. We started 9/28 with 21 days to foreclosure. We priced the listing $75,000 under market, which got the market's attention. 8 offers later, accepted market priced offer that brought the price back up where it should have been. Had to swap the accepted offer that would have been financed with a cash offer to close in 30 days. Ocwen postponed Foreclosure 2x in the process.  Seller had paid off 2nd in 2006 but they reconveyed the 1st...there was an error in original recording and an error in the reconveyence. Both 1st & 2nd eventually were owned by one major bank which had purchased 2 banks involved and was suing itself to unwind the error in the California Courts. I contacted the lien release department of the bank and unsnarled this tangle. They agreed to drop the suit if Ocwen would be paid.  Phrases to remember that were effective:

1. Ocwen is just the servicer. Has the Investor "WHO OWNS THE NOTE" made the decision? Kept reminding them of this one.

2. Key word: "How can we Escalate to the next level to help us all resolve the issue".

3. Once they realized we were on opposing teams but all trying to resolve the problem, I got incredible cooperation from my contact in India when they realized we were truly making progress. She became a concerned colleague who would call me back when I would email her a request for a call-back.

4. The corporate number in Florida is effective to get to the negotiator. The extension of your negotiator works on that system.

5. In the early stages, cc everyone on your email that you can within OCWEN, from the Pres., VP, Negotiator, Ombudsman office so that no one is quite sure who is looking at this, but the response from the negotiator becomes quite active with this pressure.

6. Be friendly at all costs. It is easy to blow up but that will give you blowback. Friends work with friends much more easily than with an enemy, cultivate the rapport with whomever you are working with.

Just lost a deal through Ocwen today. My contact always called back after business hours and would leave no information nor acknowledged that he was trying to postpone the foreclosure sale. I just found out about this site and wish I would have know about it sooner. Looking foward to the posts that may help me avoid this happening again. A voicemail stating that I will hear back in 24 to 48 hours is unacceptable when you are trying to postpone a foreclosure. The Trustee never heard from Ocwen either even after they sent e-mails for me to their contact.

I called Ron Ferris yesterday, I received a return call from Ron Rodriguez within an hour, and he was going to send an email to the person who was going to work with me and ask them to call me ASAP. That's all so far, and it has been over 24 hours!

Ocwen act's like a tough cookie. The way to present the offer to Ocwen is to present it with a shorter time frame for acceptance than the foreclosure sale ie cash closing. If you lender can not close quickly, seek out a reputable hard money lender to act as a bridge as we wait for the 'lender' lender to make up their minds to close.

'My buyer is only willing to put up his cash for the next 72 hours, if not there is plenty of REO or short sale inventory in this market"

Good luck. I was told by the VP office that they will not postpone foreclosure sales. Typical Ocwen BS. Try going to the foreclosure attorney with your offer.

Could really use a higher up at Ocwen? I have two short sales with Ocwen right now one has been in since April and the other since June. I am getting no where! If anyone has a good e-mail contact it would be appreciated.

That is the key - getting to the right people. If I ever get another OCWEN short sale, once I have an offer I will bypass the call center and go straight to the USA folks!
