I am ready to close a short sale and got the final HUD approved, but the wrong loan # was referenced.
I e-mailed the negotiator and her supervisors, etc, etc, etc and no answer.

Can someone e-mail the number or e-mail to a higher up.
I've exhausted all of my options here.

Try that. She should be able to get you to the right person.
Also could try calling the ss 800 # and ask for the contact of the closing officer on the file if you do not have that information in your approval letter.
I finally tried the office of prez after suggesting that a client call them. They were next to the worst reps I've run into, so whoever here has had good work from them, they seem extremely lucky. I called in a few times - yep, same useless representation. This guy give the homeowner info about a negotiator from a year ago (yes, BOA files can go on for a long time). He was going to check with her - totally missing the point of the call, not bothering to see who the current negotiator is and when I called in, I asked questions like "can you help with an equator technical problem". Answer, "NO". If they can't do the simplest of things, like forwarding a need to Equator support, what are they besides really bad window dressing.

So, to whomever I suggested trying the office of the president, I'm sorry -- don't bother, talk to your local bartender and get decent support and advice...

Now, in your situation, I'd say contact John Ciresi - he has a short form to fill out - info, brief history of the issue, what you need done. He hands it to some crack team who has, indeed, quickly fixed several of my files. Unfortunately, not all of them -- some would be considered miracles for BOA..

Joe, I have had excellent luck with the CEOs office, they have always responded to my needs or questions. They have also agreed to meet with us this month in person to discuss their short sale processes and how they can improve them which is a great step forward. No disrespect intended but it could be your approach to them when you call in. I have gotten to know alot of negotiators personally and the resounding theme from them is that the majority of agents that call in get ugly fast and start screaming and yelling. I am in no way defending any of the negotiators because the majority of the time I think that they are automatically looking for a fight so it is a 2 way street. I recently had a negotiator tell me that we would have to talk about the commission and I came right back and said that as long as I get an approval we will do what ever we need to do with the commission...negotiator was shocked because she was expecting a fight out of me. She quickly approved the short sale AND did not cut the commission. I think it was because I was polite and showed her that I am not trying to be part of the problem, rather part of the solution...

Being a pest is good, persistance is the key. Once you build that relationship with someone higher up, hang on to it and DO NOT go to them until it is absolutely necessary. Believe me, they will listen to you if you have a legitmate issue but if you go to them without a real issue, they will not bother with you. Case in point, we are meeting with VPs from 2 of the largest lenders short sale departments week after next. Once these people realize that you are legit and really trying to make a difference, they will listen

Yep, I know exactly what you are saying. I spend all day with BOA and do get very frustrated at the lack of responsibility taken, etc. Maybe I'll try their office again, but I think a few calls and a report back from a reasonable seller about a very simple technical problem and that office is way way off of the mark, well that generally means don't waste the time. And knowing what the issue was and asking 2 of them if they can deal with it and getting "NO", I have no reason to disbelieve them. (Really, what does it take to know that you "will consult" with a negotiator who was associated with the file over a year ago and isn't even doing these short sales now? I can say I've never had even the worst rep do something like that. And then he'll "consult" with her and see "if" there is a problem here..?? The file is dead, cannot stop it cannot start it - "if there is a problem"? Not very inspiring.) I assumed that there was a huge misunderstanding so I called..

In this case, somehow they fouled up sending back a file from LRC HAFA - a zombie, couldn't be started, couldn't be killed, couldn't be fixed. I called daily from oct 7 through last wed. lots of promises, included a few VP's at times, branch managers promised to fix, etc. ALL BOA "efforts" resulted in NO responses. Of course, not hearing from someone at BOA is very usual. But this file could not be processed - they wouldn't do it by hand. It clearly has some software problem. Finally, last Thurs, I get an email from Equator support - not from anything BOA did, but I contacted them several times pointing out that no, it isn't HAFA, it isn't BOA, there is a file that cannot be killed, cannot be revived, cannot be bypassed. It took them almost a month. Sorry, but I've written OS's, networks, diagnostics and was VP in charge of all that junk at CompuServe. This is a problem that should have taken a programmer less than 1/2 day to find and fix - it took them almost a month. Thankfully, they fixed it. If this would wait for BOA to get it done rather than me bypassing (while still trying to get BOA to step up to it), I'm sure this would go on until the buyer walked and the file would be there 10 yrs after the forced foreclosure. So, you see, this wasn't a tough "who done it" study. BTW, 3 of their reps stated that they are unfamiliar with equator - cannot help. This does not appear to be a "go to" place. As I pointed out, a very simple, clear problem and they can't seem even send an email or anything to actually get it fixed?

So, possibly I'll try them again sometime - long after I've given every other avenue a shot. But I don't get things done by yelling at BOA - beyond most reps, the ones who care are very few and far between so displaying an attitude with them gets nothing - and "those" people expect nothing but yelling since they sit a lot, etc.

Perhaps you presented them with a different type of problem, or perhaps you haven't exhausted all other avenues so the problem wasn't all that tough for them? Mine was not a political request or a "look what this jerk negotiator has done here" type thing. Mine was similar to "could you turn down the thermostat? I don't have the control over here" Too straight forward? I don't know, but it is a puzzle that after multiple calls and determining that they are worthless, you have a total opposite opinion. There must be something worthwhile there - I haven't hit it yet..
