Does anyone have experience with getting a Non-GSE US Banc investor loan (Wells serviced loan) thru and approved as short sale.  Have a $597k(1st-interest bearing), $118k(2nd-non-interest bearing)

Unpaid Principal Balance:  718k

Total Judgment                   812k

Value:                                 650k

I have first offer for $500k cash so far.  My realtor is saying I must sign 3rd party authorization and sign contract despite it not saying who is paying outstanding HOA. Any advice?  I had auction sale scheduled for 07/10/18 but due to a preliiminary offer the judge cancelled this sale and rescheduled until 09/17/18.

Realtor is threatening me saying unless I sign contract without stating who is responsible for HOA he will contact Wells and say he is cancelling his representation.

  Anyone with Wells short sale experience and any realtor an expert dealing with Non-GSE and interested potentially in listing home--MUST be expert as I have been realtor actively since 1995 and have done numerous client short sales but obviously can't do my own.

I live in Miami and my realtor tells me I don't need to include that the buyer will pay any unpaid HOA fees outstanding.  I live in a gated community and I don't want this to hold up an approval but I don't want to get stuck for a $6400 item.

Who can tell me if I must include this on the buyers offer?  Thanks

Arisha - Did you call WF to discuss the terms of the Affidavit that you'd like to modify?

Does anyone have any experience either a.) successfully redacting the Short Sale Affadavit, or b) closing a transaction without the Short Sale affadavit? The property is in Maryland, if that helps.

Melanie, Wells Fargo Financial does NOT require an Affidavit. Is it possible you are dealing with a WF Home Mortgage? IF so, use the attached WF Conventional Affidavit v3.0.. Chad.

Does anyone have a Short Sale Affidavit for Wells Fargo Home Equity? They're requiring one, but can't tell me where to get it (other than Google).
