Sunwest denied short sale the same time that I submitted paperwork. I have an offer. Filed ticket with FHA but will take 2 days. Sunwest said they will figure out why it was denied and call me back. What can I do? The only thing I can think of is that the seller moved out in December as there was a place available. What can I do?

How delinquent is the loan? Suntrust denied it or did HUD close it out?

Has the account been reviewed for a modification? The non-occupancy could be the issue. Generally though it's 12 months of non occupancy to my understanding.

She stopped paying in October. She moved out in December. She has had a request for a loan modification and she has been trying to get the loan down for about 1 year. I'll contact the agency that helped her tomorrow. It's denied but not closed. No foreclosure procedures have begun. I hope that time frame is the case. Thanks for responding.

Contacted FHA. They are assigning a case worker as I was told the seller was not serviced properly. Called Sunwest and they are sending it to the manager to review and approve it.

It looks like you may have gotten this handled but in case you need any additional information on opening up a ticket you must contact Novad Management Consulting, before the ticket can be opened they will make you email or fax them the offer being reviewed by the servicer and your LOA along with the FHA case number.

 Escalations can be tricky if you are not familiar Novad Management Consulting systems and guidelines.

After 24 to 48 hours Novad Management Consulting will if docs emailed in confirm when you are authorized to call back in or if faxed give you a call to complete the opening of the ticket. Never wait for Novad to contact you or for the email. A lot of times the docs are processed in less time than quoted.

Once you have contacted Novad Management Consulting you will need to present your case/complaint and obtain a ticket number. Roughly 24 hours after the ticket is opened a HUD counselor will be assigned and will contact you. Never wait to be contacted, its recommended that you call back within 24 hours to confirm the name and contact info of the HUD counselor assigned so you can reach out and make contact first.

HUD representatives in many cases help expedite variance review time frames and will assist in trying to assure that FHA files are moving forward in adequate time frames per HUD guidelines and regulations. When the mortgage servicer is dropping the ball and operating outside of or not in compliance with HUD guidelines then you must open up a ticket.

Not settled. Bank playing games. Was told by FHA to file complaint with Federal Reserve Consumer Help. 

Does anyone know how to complain about bank?
