Good morning! Fannie Mae countered offer of $122,500 to $160k. The other homes are in much better condition, but this house is newer but poorly maintained.

My question is if the buyer is unwilling to get a home inspection and/or contractor's estimate with photos of repairs needed then should the listing be withdrawn and a new listing done at the offer Fannie Mae approved or increase the price on the listing? I get so many questions when that's done and it's not appealing to buyers.

Sounds like you likely need to initiate a value dispute, get a offer closer to 160,000, push for another value to be ordered or wait until the current value expires.

Meant to provide an update. The agent/investor provided pictures as well as a contractor estimate of repairs needed, but the bank turned it down. I had to adjust the price to $160,000 and send email out to agents who had shown the property and/or had buyers waiting in case it didn't go through. I ended up with 3 offers, and one of them was a full offer. We closed in October. Thanks for your responses and help.
