I have a US Bank Short sale where US Bank is refusing to pay a Buyer Agent Commission because the buyer is related to the buyer agent through marriage (not husband and wife - buyer is the son-in law). This relationship was disclosed in the offer - as this is required by law in PA to disclose any relationship between buyer and buyer agent. I am trying to convince US Bank to pay the buyer agent fee - but they continue to reject this request. I don't see where this is an arms length violation - any suggestions?

Got It! Thanks so much. This is my first SS with US Bank and they don't sound too exciting to work with.  It's an FHA loan. Any suggestions?

I don't know if US Bank will check the validity of the EIN... Whichever one you use, just designate the name associated with the EIN.... They will confirm it as a "password" when you call. If you can't provide the correct number, they will not talk with you.

Celeste, US Bank will take a generic 3rd Party Authorization, but will require the last 4 digits of your EIN MUST be typed on the authorization. IF they cannot easily see the EIN, they will refuse your 3rd Party. US Bank will ask for the EIN as a confirmation when you call in. Chad

Hey there SS Superstars! Is US Bank currently allowing the full 6% commissions with same-broker agents or are they cutting it 5%?  Has anyone closed one recently where the agent was both buyer's agent and seller's agent and got the full 6%?  Thanks for your help!

We typically call it a settlement fee and they allow it. Even when we close at an attorney's office. Can you change the fee to settlement?

It's Kentucky.  conventional loan. Not sure who the investor is, USBank has not answered my questions regarding this.  I'm thinking it was the wording on the HUD that threw the red flag.  "attorney fees" is how they have it listed. I've been researching to see which terminology the attorney should have been using this entire past year of pre-HUDS.  closing/title attorney was chosen by the buyer.
