I have a short sale file that was approved by FHA over a month ago. I still have not received the approval letter from USBank. Typically, once we receive FHA approval, we receive the letter within a few days. I have been calling and emailing daily for the past few weeks.

Every time I call, I am told the letter is in processing.

The relationship manager gave me the negotiator's email address a few weeks ago. I have been sending him emails with no response. Come to find out yesterday, the negotiator is no longer with USBank.

Is this something I can file a complaint with FHA about?

Boy, that's the truth...LOL.  US Bank is like no other. 

How is it possible that US bank is in business. So rude! 

I totally agree! I received contract approval prior to ATP, which is backwards. US Bank had to do some backdating, which I doubt is legal. I did contact FHA directly who did get involved. It is now done through Novad.

They did open a case, researched it and put pressure on US Bank. I finally got the transaction closed last week after losing several buyers who walked away because did not want to wait.

US Bank gave me very inaccurate information from the get go. When I asked where the seller incentive was, they told me the borrowers did not qualify because the property was vacant. At the time this transaction began, the borrowers lived in the property. The husband finally found a job in North Carolina but that was just a few months ago. I contacted FHA who made sure US Bank provided the incentive as the borrowers did qualify.

Thanks for your feedback. We sent an authorization to fha, novad and us department just for good measure. I called into us bank several times today, since every time I call I receive a slightly varied answer. The last lady was more helpful, put the call on hold and went to a supervisor for answers. Strange since everyone else I spoke to swore they didn't have supervisors. lol. 

long story short, the supervisor said that on the 10th they filed for the variance of the ATP from HUD. We'll see if that turns out to be true or not. 

I'll keep you posted and thank you so much for the feedback. They remind me so much of Countrywide and Suntrust circa 2007.
