In urgent need on a senior manager for escalation. Ive had my file go to "auction" with no real activity. They suggested the buyer bid against himself. Buyer walked of course after waiting six months of no activity then "auction mandated" Now new offer and they want us to do it again. Im beyond pissed! I have just gone through the homesearch.com auction process as the listing agent. A buyer's bid was accepted. Right after the contracts were signed I sent the buyer the SS affidvate Nationstar requires him to sign. When following up this week to get the signed copy back he identified himself as a real estate agent. Will Nationstar pay him a commission?

The worksheet is not going to do it, do you guys have any contacts from Nationstar I could possibly escalate this file, our Approval Letter expires tomorrow. We requested an extension 2 weeks ago and now this will be the 2nd time. I know the bank never breaks down approval letters, I've done several short sales and normally a copy of the HUDs do it. Now this is getting out of hand. I need to escalate this and hopefully someone can make an exception in revising the approval letter.
Nationstar has just messaged me their worksheet and hopefully that will work! This has been a stress all week! I don't understand how the IRS thinks they can dictate anything they want?!?
The packet that I sent to the IRS for the lien release requested several forms with those docs and I did provide all that. What they are not accepting is the approval letter in the section where it shows "Allowable closing costs" They want it all broken down. They are OK with the commission, the seller's concession, but with the amount in the "total other closing costs and negotiated subordinate lien release" they want to know where each cent it going to, which is provided in the approved HUDs form the bank, but that is not enough. they want a revised approval letter with those corrections. Our sellers were approved for more than 3k for relocation assistant and the IRS is not accepting our sellers to get more than 3k for relocation assistance?
Esperanza, we are working on a file with similar issues and IRS just came back asking for a payoff letter from (Payoff Lender) along with an appraisal/BPO. We were lucky to get Bayview to cooperate and give us the appraisal. The IRS wants to see proof of value of property and all amounts due Nationstar. Hope that helps. Jeff
I had a short sale that was suppose to close last week on the 29th and the week prior before we were about to submit the final HUDs our new title report popped up a federal tax lien that is over $200k. So we got a 2 week extension which expires tomorrow >.< I am working on a federal tax lien release that I've done before, everything was going well until the IRS rep told me that unless Nationstar does not break down their approval letter, they will not release the lien, they are not negotiating anything they just want to know specifically where the money is going, and I provided her the approved HUDs, but they cannot accept that. Please someone help me, Nationstar does not want to break it down!!!
