Thank you! The asset manager suggested countering AT the suggested price, which the comps don't support. I asked for a counter at 90% of the suggested value and he said "sorry investor declined" It is a Fannie but not sure about the investor.
Sounds like a FNNMA deal. They counter everything with a suggested list price. they will normally accept 90% of the suggested price. You need roughly $205,000. If this is not doable then you need to do a value dispute. Most investors could not care less about the appraised the value. Do you know who the investor is?
NEED HELP! File with FMV offer has been with the asset manager for about 45 days. He emailed me and said "The investor suggests a listing price of $227,565" (offer is at $175,000) Since there was already an offer I am not sure why he called it the suggested listing price. So I asked for a copy of the appraisal (sent in written request from seller). Asset manager still has not sent it to me but then asked for "a higher offer from the buyer so that I can submit to the investor" ($182,500 which IS FMV). A week goes by and he just emailed back and said "investor declined offer".Thats it? Not going to send the appraisal as requested? A counter offer? Any help someone could give me would be greatly appreciated. Just saying "declined and closed" seems silly on a house that has been sitting vacant for 2 years.

I just learned that the president of Bayview Loan Servicing's name is David Quint 305-854-8880, of course the voicemail is full and not accepting new messages...I'm reaching out monday morning. I agree with Lisa. I've done two bayview files and both times dealt with the asset manager and had much better luck.
@JulieAnn - I am not at all impressed with the folks I have been dealing with at Bayview Loan Servicing. I agree with Kathleen that they seem to be clueless about the short sale process. However, I was able to get their attention when I emailed and left a telephone message for the Asset Manager named in the letter to the Borrower. Ask your Seller if they have received a letter from Bayview and if they can give you a copy. If that doesn't work, message me and I will be happy to share a name and number with you. Not that there is any guarantee that it will help....
I wish I could tell you something positive, but I can't. They seem to have no clue.
