Hey guys, does anyone happen to have a recent Nationstar approval letter they would be willing to send me a copy of? Of course you can black out the personal information. I have a legal situation with a client and their attorney wants to see an example of their letter before I have approval if possible. Thanks much!

Does anyone have the current ( outside of equator) email for escalation/ management of short sale/ loss mitigation department or if separate, legal/ foreclosure department? The email [email protected] bounced back and the [email protected] seems to be front line staff. The borrower no longer owns property. HOA owns the property and I need advisement or confirmation of management staff. thank you !!
i would request they manually submit to freddie and have them make the call. an additional explanation for the move out may be required.
Hi Bobby: Because this is Freddie Mac and technically not a HAFA, there is no HAFA relocation per Christopher's comment. Also, both HAFA and Freddie Mac have a requirement that the home be occupied in order to qualify for the relocation incentive, and they can enforce it. How do they know, Christopher asks? Ha. They ask for a copy of the seller's cable bill. Which is always at another address. LOL.

Need a little clarity to help you better:
1. How does the negotiator know they don't live in the residence anymore?
2. Are they still receiving mail there? So, technically they still live there.
3.Also if you remove it will they approve the deal?
Also if its a HAFA approval, they get it. They may want to net a certain amount and the relocation allowance may be in the way.

Hey has anyone had a Nationstar/ Freddie Mac aquired 8/06 with relocation assistance denied. My owner was forced to move out recently due to mold and hazardous conditions of the home. The short sale has been in progress looking for a buyer for 6 months. They had to move out due to condition and left most all of their belongings there because of lack of funds to relocate them. Buyer inplace for 20 days and approval pending. The negotiator sends me an email today asking me to remove relocation from the HUD due to the fact my seller no longer resides there.
Yeah Kevin, I know you are usually right on top of things. So HUD did a 180. That means anyone looking up the webinar or who has recorded it has ... uh, nothing but another broken promise of support. Well, it's a bankers world and they just let us weigh in at the craps table, I guess. ;-)
Joe, Matt Martin is the Director at the NSC for HUD. He just told me about two weeks ago that they are aware of Nationstar using Auction.com and HUD is fine with it, but the Seller can opt out.
