approval letter reflecting the originally approved terms will be re-issued on Ocwen letterhead
when the loan is transferred .
o Short sales in process but not approved by the prior servicer will require an Ocwen short sale
package to initiate a new request .
o All Authorized Third Party information provided by the prior servicer will be uploaded as part
of the loan transfer process, so as to minimize disruption to the communication process.

Does Ocwen include the amount paid to a second mortgage in the closing cost total? I am trying to get under their 10% cap.
Also, does anyone have a definitive list of what Ocwen considers to be part of what is included in the closing cost total, and/or a list of what settlement sheet items are NOT part of the magic closing cost total.

OCWEN ROBOTS IN INDIA: Ok, here is what is happening - After multiple attempts to email/fax the short sale package for a HAFA short sale approval the short sale package was sent priority UPS on 02/03, after multiple calls I could never get an answer if they had it or not, but finally after a few months I receive a message they want updated paystubs/done, but the email/fax request kept coming and calls were made to say, we have everything we need now. On 03/21/14 same scenario and cash offer sent FedEx on 03/21/14, for HAFA approval..at that time no trustee sale date, than here comes the trustee sale date of 4/22/14, and told no HAFA allowed but a traditional short sale because I did not get everything in on time (what a joke), 4 times I was told a request to extend the trustee sale. I received a call from Shaquib which shocked me and told what changes to make on the HUD - followed his steps and returned the HUD, Addendum 1 (told the seller could contribute to the SMUD bill which is 5,500, I said, are you sure and he said, yes, he also told me if I don't hear back from him to not worry and he will call me only if something else is needed, guess what, I called and yes, a problem with the HUD. Told seller cannot contribute after being told yes! Now seller does not have to borrow the money, but guess what, since Ocwen Shaquib said they made an exception of $2,000 rather than 8% they usually give to second lien holders the recent rep did not see it approved and had me on hold for 30 minutes to say I was correct, the only person that will and can contribute is me - $3,700.00 is leaving my commission to save this family from foreclosure. I was also told today that yes the request is in upper management and there is not one person that can escalate or help. This file has been a joke since the beginning and it clearly looks like from the start this investor prefers the file to go to trustee sale. I am on the phone right now with Ocwen Ombudsman and reached India, but asked to speak to someone in the USA and was transferred, let's see what happens. Over 25 calls have been made on this file to get to this point - also, received the one and only letter saying that the delay was on my part, what a joke! Last year I worked with Ocwen on a short sale via Equator where the negoitiator told me that I did a fantastic job, also received thank you from Wells Fargo & recently B of A for my complete packages. Yes, I followed the protocol above and contacted everyone, ugh!!! I will be referring my Ocwen short sales out to avoid this stress and I completely feel like dealing with Ocwen in India is like dealing with a bunch of robots. Beware Ocwen is not playing nice and is getting away with setting your clients up for a foreclosure.
I have a property that just went to sheriff sale on 3/27/14 and a law in Michigan gives the seller 6 months of redemption to complete a short sale. OCWEN reps state that I need to talk to the REO department. The REO department is Altisource and my seller refuses to use them. How do I get around Altisource in this situation?
Hey SS stars, quick question about Ocwen's SOP, your respective take on that, and to get some opinions and/or recommendations about how to address and proceed with this outfit on a long overdue short sale.
Starting with the shuffle from another servicer to Ocwen, after the prior servicer approved the short sale, we are now on the 4th month of "negotiations" with Ocwen, and they still have this routine of yes/no, maybe so, but always pushing a decision back always resorting to the standby excuse we're missing this or that, file is under review, CFPB is checking, stale-dated documents, not qualified for the program, etc. I'm sure you've heard it all before. However, what, if anything, can we do beyond resorting to an ineffective ombudsman, an unresponsive relationship manager, a laughable short sale team that seems lost, and a dubious trouble shooter that hasn't done much to fix this overdue HAFA short sale approval? Help!!!

HELP - ANYONE HAVE CONTACT FOR ESCALATIONS? I'VE TRIED ALL THE ABOVE LISTED INFORMATION & NO LUCK. I've had the foreclosure postponed 2x (one recently scheduled for March 24th). I received short sale approval on 3/17 and it expired 2 DAYS later! I put in the request to extend the Approval letter through the end of April. Here we are April 2nd, no extended approval and foreclosure set for May 8th! This bank is ridiculous...you'd think they wanted this closed ASAP. My Email is [email protected] if anyone has any tips.
