I just listed a home with the foreclosure sale date coming on 5/9... yes, very soon! Any recommendations on how to get them to postpone?  Their only reply was through Equator stating that there was not enough time to do a short sale. I have sent 3 responses to this message with no response.  I have called once but they say they don't have my authorization which I emailed directly to the manager and others in Equator, uploaded to the library in Equator and faxed a copy as well. I will call daily or hourly if needed ...  Thanks

Not sure what you can do in your area, but here, I can take a notarized letter from my owner/buyer, BEFORE the sale date, to the judge, with copies of the listing agreement, contract docs, etc, and letter9S) from owner/buyer must be detailed asking the judge to postpone giving them time to gain approval. You need to give them dates of communication from the lender. Meaning you need to let them know you have an active pursuit. If you can't prove there is anything worth saving, you may not get anywhere. It has worked for me. But you need to get it in front of the judge in time to save it or there is nothing the judge can do. Or that is how I have seen it here. (FL). 

Often, you won't get the lender to postpone, that is why we go to the judge. 

Oh, and WA is a non-judicial foreclosure state...

I have found it has been extremely helpful to dial back the desperation when talking with Nationstar because Nationstar doesn't care and it doesn't pay its employees enough for them to care, either. So, it's wasted effort to make pleas and to try to explain how urgent your issue actually is because they don't give a crap. It's much easier to simply be direct and persistent. Always cheerful and pleasant.  Keep calling, keep emailing, keep uploading the TPA. Like clockwork. The squeaky wheel gets the grease.

For all of those very disappointed with Nationstar,

Give me a favor let [email protected]  (Escalation Mrg)know the hostility you get every time you need to deal with Nationstar SS. It needs to make an impact at the upper management level. 

Very recently we were negotiating a shortsale the negotiator decided not to inform anyone about the sale date while we were countering he never answer back; 10 days later he informed us that the file went to foreclosure. 

Complaining between ourselves won't work. Please fill his mail box with complaints; let us make ourselves known with our displeasure toward their servicing. 

You need a complete RMA - it needs to be absolutely perfect though, and you need a fully executed offer complete with HUD and proof of funds.  I've done a couple of transactions like this with Nationstar - feel free to call or email me: 978-397-8626, or [email protected].  

I contacted Harold Lewis (thank you Nolberto for that contact) at the executive offices through email and I called the customer service number and got the file escalated.  They ordered the BPO the same day and the agent did the BPO about 2 hours later.  I then got a call from the executive offices and explained the situation and the fact that I did have an offer.  Just got word that foreclosure was postponed and they will work the short sale file!  Very happy client!!

Nolberto (and everyone) - just a quick "heads up".  I would not post direct upper level contacts on these public forums, ask to be contacted off of here when giving out the "good" contacts.

In the past, I have posted names/numbers/emails on forums, the upper level people get FLOODED with simple questions and complaints that need not be escalated, and they then change their numbers/emails, etc.

It is AWESOME to share the "good stuff", but is REALLY REALLY frustrating when the good contacts change their info. b/c they get flooded with requests.
